Can buyers use low appraisals to unfairly renegotiate on 30A?

June 10, 2026
Yes, buyers sometimes try to use a low appraisal to renegotiate a contract, but that does not mean a seller on 30A has to accept a lower price. Luxury coastal properties can be challenging to appraise because of limited comparable sales, unique locations, Gulf views, rental income potential, and custom features that may not be fully reflected in an appraisal report.

According to Corbin Roush of Spears Group, the most important step is determining whether the appraisal truly reflects current market value. If it does not, sellers can challenge the report with stronger comparable sales, negotiate a compromise, or ask the buyer to bring additional cash to closing.

A low appraisal is simply one opinion of value, not the final word. In many cases, strong market data and experienced negotiation can help sellers protect their position and keep a transaction on track. On 30A, having a knowledgeable advisor like Corbin Roush can make all the difference when appraisal issues arise.
