The median price for condos along 30A is around $850,000. In contrast, many single family homes on 30A, especially near the beach or just inland, average between $1.2 million and $1.6 million. Ultra prime Gulf front homes or luxury single family estates often sell for $2 million to $5 million, depending on location and design.

Condos are typically more affordable per unit for several reasons. Condos generally have a smaller living area than many single family homes, which lowers the total purchase price even in high demand locations. Costs for maintenance, landscaping, and shared amenities are divided among owners, making monthly expenses more predictable and sometimes lower than maintaining a single family coastal home. The condo market includes a range of properties from luxury Gulf view units to more modest inland buildings, providing a broader entry point into the 30A lifestyle.

Current market trends show that the condo market in 2025 is softening slightly with fewer transactions and lower median prices, while single family home prices remain strong overall. Price per square foot varies by sub market with 30A East homes averaging $891 per square foot and 30A West homes averaging $662 per square foot. Condos in high demand areas like Alys Beach can have very high per square foot prices, but typical condo sales are more moderate.

Kelsey advises that if you want entry into the 30A market with a lower purchase price, condos are a good option. For maximum long term value and flexibility, a single family home may be worth the premium, especially if you plan to live in the home, rent it, or build equity over time.
