Is buying land on 30A a better long-term play than buying an existing home?

April 14, 2026

The better long-term play on 30A is not simply land versus home. It comes down to your goals, timeline, and how you want the asset to perform.

Justin Nash would break it down this way. Land is the purest form of scarcity on 30A. There is only so much of it, and with ongoing restrictions and limited supply, it tends to appreciate strongly over time. If your goal is long-term appreciation and you are willing to be patient, land can be a powerful investment. But it comes with no income, ongoing holding costs, and the added variables of future construction.

Existing homes offer a more balanced return. They provide immediate use and, in many cases, high rental income. On 30A, that income component can significantly offset costs while still allowing the property to appreciate. For buyers who want both lifestyle and performance, this is often the more practical approach.

Where Justin brings the most value is in identifying opportunities that combine both. The strongest investments on 30A are often properties where the underlying land is highly desirable, whether it is an older home with redevelopment potential or a well-positioned newer build.

So is land better than a home? Not necessarily. Land is a long-term appreciation play. Homes offer a more complete investment. The smartest strategy is owning the right piece of land, whether it already has a home on it or not.
